Charly Nakhoul is a Partner with Strategy& and a member of the Family Business, Investments, and Real Estate practice in the Middle East. He has more than 14 years of consulting experience across North America, Southeast Asia, and the Middle East.

Charly advises city authorities, regional commissions, real estate developers, and investors on a broad range of topics including strategy, operating model, portfolio rationalization, and regeneration/tourism megaproject development and implementation. Most recently, he has led client assignments in:

  • Developing a regeneration strategy for a GCC city’s downtown area with a UNESCO heritage site, covering vision, financials, masterplan, implementation, and regulatory plan.
  • Designing an economic concept, vision masterplan, financials, and institutional setup for a greenfield touristic Red Sea island.
  • Developing an expansion strategy, business plan, and operating model for a major regional real estate developer.
  • Designing and refining the urban framework development/regeneration cycle for a GCC capital city.
  • Developing a revenue enhancement strategy for one of the largest municipalities in the Middle East.
  • Designing the legal and regulatory governance for a city commission to enable its mandate and strategy.

In addition to his client work, Charly has co-authored several reports: “Managing the $1 trillion wave of GCC real estate megaprojects: The institutional setup,” “How governments can support the GCC real estate sector,” and “How GCC real estate companies can lay the foundations for the recovery.”

He holds an MBA from INSEAD and a bachelor’s degree in electrical and computer engineering from the American University of Beirut.
